On most of todays complex construction projects, time is of the essence, and claims for acceleration are not uncommon. Two of the most common causes of acceleration are not properly extending the end date of a project despite the occurrence of an excusable delay and adding additional work to a contract without a commensurate time extension. In either case the contractor is required to perform more work in a given time period than otherwise would have been required. Such acceleration can lead to costly losses in labor productivity and other direct and indirect costs.
